Design & Build (D&B)
We take full accountability from the first brief through to handover, shaping the scope, programme and budget into a coordinated delivery plan. Surveys and feasibility inform the concept; technical design is coordinated across architecture, structure and MEP so buildability and compliance are locked in early. During construction we manage safety, phasing, quality hold points and commissioning so the building performs on day one. Pricing is open and traceable, with labour, materials, plant and preliminaries shown plainly; substitutions are approved through controlled change with samples and warranties logged. You receive coordinated drawings, a clear programme, risk register, QA records, commissioning results, O&Ms and as-builts.
Principal Contractor & Site Management (CDM)
As Principal Contractor we plan, manage and monitor the work under CDM. That means a live Construction Phase Plan, controlled inductions and permits, temporary works governance, logistics that keep neighbours on side and a site culture that’s safe and predictable. We separate time-related prelims from quantity-related items so you can see exactly what supports the site. Daily records, inspections and client updates are routine; at close-out we hand over the H&S file updates, permits register and audit trail that withstand scrutiny.
Enabling Works & Soft Strip
The objective is a clean, safe platform for the main build. We confirm isolations, protect retained fabric, and carefully remove finishes and partitions with dust, noise and waste managed throughout. Temporary protection, licensed disposal and photographic records keep risks low and information high. Costs are transparent: labour by trade, plant by shift, and waste by stream and tonnage with weighbridge tickets provided. Handover includes verified isolations, updated drawings and a tidy, ready-to-start floorplate.
Structural Alterations & Steelwork
Openings, lintels, RSJs and frames are delivered with the discipline they demand. Temporary works are designed and checked, alterations are cut and prepared to detail, and steels are installed, aligned, grouted and protected with the specified intumescent system or encasement. We use UKCA/CE-marked steel, specified anchors and non-shrink grouts, with fixings verified and recorded. Pricing reflects fabricated tonnage, cranage, temporary works design and inspections. You receive ITPs, torque/NDT evidence where required, paint DFT readings and engineer sign-off.
Groundworks & Drainage
Ground investigation informs formation levels, foundations and drainage routes, then we execute with the right plant and compaction so tolerances are met and water moves as designed. Reduced dig, blinding, reinforcement, pipe runs, chambers and testing are sequenced to keep the programme flowing. Costs are measured: excavation by cubic metre, muck-away by load and waste class, pipework by linear metre and manholes per unit. As-builts show invert levels and gradients; compaction and air/water tests are included in the close-out pack.
Concrete Works & Formwork
From ground beams to RC slabs and cores, we deliver concrete that’s specified correctly, placed cleanly and cured properly. Rebar is fixed to cover, pours are pumped and vibrated to the test plan, finishes are achieved consistently, and strike occurs to programme without compromising the structure. You see concrete volumes, rebar tonnage, formwork areas and testing allowances itemised in the price. Pour records, cube results, strike logs and defect rectification are all part of the handover.
Facade & Envelope Remediation
We make buildings weather-tight, efficient and compliant while protecting the aesthetics. Intrusive checks confirm build-ups and fire strategy, access and temporary weathering are planned, then panels, insulation, membranes, flashings and fire barriers are installed to tested details. Materials are selected for performance and certification, and every critical interface is photographed for the as-built record. Pricing is driven by measured areas, access, fixings, testing and waste. Airtightness and water testing evidence accompany warranties and panel schedules at completion.
Interior Fit-Out & Refurbishment (Cat A / Cat B)
We deliver interiors that look sharp and work quietly in the background. Partitions, ceilings and risers establish the frame; joinery, doorsets, flooring, lighting and décor bring the brief to life; then we snag thoroughly and train users so the space is truly ready. Specifications favour durable, maintainable finishes with low-VOC products where possible. The cost plan is easy to read—rates by measured quantities with lead times and provisional sums clearly identified. Handover includes finish schedules, as-builts, warranties and O&M manuals.
MEP Installation & Coordination
Services are coordinated early so they fit, function and remain maintainable. We procure to approved submittals, install containment, cabling, ductwork and pipework neatly, then test, commission and integrate controls so systems work as one. Material take-offs, labour norms, access and commissioning allowances are laid out in the price, with controls and BMS separated for clarity. The client pack includes electrical certification, pressure tests, flushing and balancing results, asset registers and user training notes.
Temporary Works Design & Installation
Access, stability and protection are never left to chance. We appoint TWC/TWS roles, define the design category, produce calculations and drawings, tag installations and inspect at agreed intervals. Scaffolds, propping, shoring and edge protection are configured to suit your sequence and loads. Pricing distinguishes design fees, hire durations, labour for install and strike, and inspection visits. Handover and strike certificates complete the record.
Fire-Stopping & Passive Fire Protection
We restore compartmentation and prove it. Each penetration or linear joint is identified, matched to a tested detail, installed by trained operatives and recorded with photographs and product data. Fire doors are installed or upgraded with the right hardware and clearances. Costs are presented per penetration type and size or per door set, with auditing and certification included. You receive a digital fire-stop register, product certificates, warranties and maintenance guidance.
Operated Plant, Equipment & Site Logistics
Productive sites rely on the right kit and disciplined logistics. We plan routes and laydown, supply CPCS/NPORS operators and attachments, manage deliveries to tight windows and keep traffic moving safely. Day and shift rates, delivery and collection, fuel reconciliation and response times are spelled out up front. Utilisation and condition reports, lift plans where required, and off-hire confirmations give you full visibility.
